During online check-in, we ask for the submission of a statement/proof of (intention to) work or study in Amsterdam. We prefer to receive proof of your studies/client but we also encourage a declaration of new entrepreneurship or remote working.

Rental periods are minimum 28 days to maximum 6 months. Longer or shorter is really not possible.

No, only tenants over the age of 18 will be allowed. A parental consent form will not be accepted.

No, in the Makerstoren there is no possibility to book a room with children.

Pets are not allowed

The flat may only be used as temporary living space for a maximum of two adults.

Published prices are non-negotiable.

For corporate bookings of more than 3 rooms, please contact us directly for customised arrangements.

Prices and Payments

Rent is inclusive of VAT and includes:

  • Consumption and standing charges for energy (heat) and water
  • Rubbish disposal
  • Sewerage levy, water board tax and purification levy
  • Cleaning
  • WiFi
  • Use of general bicycle parking

All payments are due in advance and must be paid in full before or on the first day of the period to which they relate.

If you do not pay the rent on time, the landlord is not obliged to allow you into the serviced apartment.

Do I have to pay tourist tax?

Whether you owe tourist tax depends on your situation:

No tourist tax:

  • You register at the address of the serviced apartment in the Basisregistratie Personen (BRP), for more info see the website of the municipality of Amsterdam.
  • You are already registered as a resident of the municipality of Amsterdam

Tourist tax:

  • All other bookings where you are not registered at the address

Tourist tax is automatically calculated and added to your bill in accordance with the applicable rates of the municipality of Amsterdam.

The deposit is automatically added to your booking when applicable. You will see the deposit amount in your booking overview under the total cost.

The reservation on your credit card will be terminated at the end of the rental period, provided:

  • The flat has been delivered in good condition (taking into account normal wear and tear)
  • All keys and keycards have been handed in
  • No damage was detected
  • All payment obligations have been met

After a short inspection of the flat, the deposit reservation will be lifted and the amount will be available again on your credit card.

Check-in is possible from 16:00 on the first day of your booking, on the last day of your booking you need to leave the serviced apartment at 11:00.

If the flat is not available on the intended start date, you will not owe any rent until the date the apartment becomes available to you. However, the end date remains unchanged.

Yes, if the landlord cannot deliver the flat within 10 working days of the intended start date, you have the right to terminate the rental agreement out of court by means of a registered letter.

Yes, the landlord has the right to designate another similar serviced apartment as the rented one.

You must hand over the flat in the state as you occupied it, taking into account normal wear and tear and ageing.

You lose possession of items you leave in the apartment when you leave. You will be deemed to have relinquished them.

Yes, if you default on your completion obligations, you will be liable to an immediately payable penalty for each day the breach continues, without prejudice to your obligation to still fulfil your obligations and the landlord's right to damages.

During your stay

Kitchen (fully equipped):

  • Two-burner induction cooker with extractor hood
  • Fridge-freezer
  • Combi microwave
  • Dishwasher
  • Crockery, pans, glasses, plates and cutlery

Bathroom (private):

  • Shower
  • Toilet
  • Sink

Sleeping area:

  • Wardrobe with hanging and laying section
  • Net curtains and blackout curtains

Climate control:

  • Floor heating
  • Air conditioning (heating and cooling)

The cleaning frequency is basically once a week. You should ensure that the cleaner has access to all spaces to be cleaned.

Weekly cleaning includes linen changes.

Is bike rental available?

Yes, we offer bike rental during your stay.

Booking:
Book your bike at via the booking platform on our website during the booking process or afterwards via your booking confirmation.

Pick-up and drop-off:
You pick up your bike key and bike at the Makerstoren office. On departure, you return both here as well.

Tip: Amsterdam is best explored by bike! Book early, as the number of bikes is limited.

A maximum of 2 people are allowed to stay in a flat, if you are renting on your own and want to temporarily accommodate a guest, this is possible but must be notified in writing.

No, it is not allowed to (sub)rent or give all or part of the serviced apartment to another person.

No, the flat should only be used as accommodation and not for commercial activities.

Check-in & Check-Out

During your stay

Household waste is disposed of in the weekly cleaning, if you wish to dispose of additional waste you should deposit it in the designated bins in the car park.

Yes, the landlord and his designated persons may enter the flat after consultation with you, on weekdays between 08:00 and 17:30 for inspection, maintenance, works and valuations. In emergencies, the landlord may also enter the flat without consultation and outside these times.

No, it is not allowed to make changes or additions without permission. This includes making holes (including screw and nail holes) in floors, ceilings or facades, and installing additional electrical appliances such as heaters, refrigerators or microwaves.

Maintenance & Damage

You must immediately notify the landlord in writing of any damage or threat of damage. In case of acute damage, you must report it immediately and take appropriate action immediately.

Yes, you are liable for damages caused by a failure to perform your obligations that is attributable to you. All damage, except fire damage, is presumed to have been caused thereby. This also applies to damage caused by your housemates or visitors.
